Down payment
A down payment equivalent to three months rent is required and payable upon signature of the contract. Please note that this down pay does not cumulate interest.

Duration of lease.
The lease contract is establish for a minimum of 2 years and a maximum of 6 years.

Annual rent increase
The increase is based on the Consumer's Price Index (CPI) and is cumulative. Annual increase is applicable on contracts of 3-4 years. Tenants of 5-6 years contracts can choose between an annual increase or an increase applicable after the third year, still based on the CPI and cumulative.
The lease contracts are not renewable. New terms and conditions must be negotiated at the end of the contract.

Tenant tax.
A tenant tax is payable to the municipality of Port-Louis on each semester. This does not apply to offshore companies.

Parking
You can rent a parking for each 1000 square feet that you are occupying, with a choice between a covered or a non-covered reserved parking.
